Seal Coating – Scheduled to begin June 2

Seal Coating is scheduled to begin o June 2nd – Weather permitting on the following roads:
Westbrooke Development, Northbrook Development, Faith Ave, Mark Drive, Rosebud Lane, Hillside Road and Old English Lane.
We have received numerous comments and questions concerning seal coating. Below is some additional information that hopefully will help to explain how the material is applied and why we do seal coating.

Tar-and-chip, also called seal coating, is a cost-effective road maintenance method where hot tar is spread over the road surface, followed by small stones that embed into the tar. This process seals cracks, prevents water from seeping into the road base, and can extend pavement life by 5–7 years.
Water is our enemy, so as the roadway gets older and it starts to crack, the tar and chip seal those cracks and prevent the water from getting into the roadway underneath the surface.
It is typically used on lesser-traveled roads rather than major parkways or state routes, and while it can create a noisier driving surface, it generally does not make the road rougher once the stones are embedded.
Driver Considerations
- Remove your parked vehicles from the roadway.
- Expect minimal loose stones during and immediately after work.
- The process may be noisy, but the road surface should remain smooth once the seal sets.
If you live near or travel on these roads, plan for temporary disruptions during the work period.
